The Maya Train Effect on Quintana Roo Land Values

The railway is built and running. What the public record shows about its effect on land in Bacalar, Tulum and the highway corridor, and where the data runs out.

The Maya Train has carried passengers through Quintana Roo since December 2023 and closed its loop in December 2024. For anyone weighing maya train real estate, the question in 2026 is no longer whether the line will be built. It is where the line has measurably changed land values, and where the story is still mostly marketing. This guide sets out what the public record shows, and where it is silent. Route and stations in Quintana Roo

The railway is a loop of roughly 1,554 km through Chiapas, Tabasco, Campeche, Yucatán and Quintana Roo. In Quintana Roo it enters from the Yucatán interior, reaches Cancún's airport, runs south along the Caribbean corridor to Tulum, then turns inland towards Bacalar and Chetumal before heading west into Campeche.

Service arrived in stages. The Cancún Aeropuerto to Playa del Carmen run, with the Puerto Morelos and Playa del Carmen stations, was inaugurated on 29 February 2024, according to the operator. Sections 6 and 7, from Tulum Aeropuerto through Chetumal to Escárcega, opened on 15 December 2024, completing the circuit.

Station names follow the operator's ticketing. Before relying on a station's location for a purchase, check the exact site on the operator's own pages; early marketing maps did not always match what was built.

What the price data shows for Maya Train real estate

The most reliable public series is the housing price index of Sociedad Hipotecaria Federal (SHF), the federal mortgage bank. In 2025 Quintana Roo led the country with home values up 14.3%, against 8.7% nationally, as reported from SHF data in February 2026. In the first half of 2026 the state was second, at 11.5%, against 7.9% nationally, and Solidaridad (Playa del Carmen) was among the fastest-rising municipalities at 11.7%.

Two cautions apply. First, the index measures the appraised value of homes bought with mortgage credit. It says nothing directly about raw land. Second, Quintana Roo was already near the top of the table before the train: SHF data showed the state at 11.8% in the second quarter of 2019 and first, at 12.2%, in the second quarter of 2021. The premium predates the railway, so it cannot simply be credited to it.

Land-specific figures are scarce

The most quoted land figure is old. In August 2019, before any track existed, El Economista reported that average land in Bacalar had risen from about MX$1,000 to MX$4,500 per m², and the person quoted described it as speculation, since station sites were not yet fixed.

A more recent, official reference point comes from expropriation decrees published in the Diario Oficial in May 2026. As reported by Ruptura360, the federal government will pay roughly MX$260 per m² for 2.38 ha of ejido common land in Bacalar and about MX$36 per m² for 2.46 ha in the Leona Vicario ejido. These are compensation values for agrarian land taken for rail works, not market prices for titled lots, but they show how differently the state itself values land at the two ends of the line.

Usage is also modest. El Universal reported in March 2026 that the train carried 1,504,319 passengers between its December 2023 launch and 11 August 2025, about 2,474 a day, against a target of 8,200. Land values near a station depend on people using it.

Bacalar

Bacalar shows the effect most clearly, and also its limits. Academic research on the lagoon shoreline found that speculation accelerated after the town became a Pueblo Mágico in 2006 and again after it became a municipality in 2011, years before the railway was announced. The train added a station, opened in December 2024, to a market that was already moving.

The lagoon is both the asset and the constraint. Researchers at El Colegio de la Frontera Sur reported in August 2025 that the water has shifted from a low-nutrient to a moderate-nutrient state, with a risk of eutrophication, and recalled the 2020 storm that turned parts of it brown. Buyers should expect environmental scrutiny of lagoon-side projects to tighten rather than relax.

Unauthorised subdivisions are a live issue. In August 2025 the state urban development ministry, SEDETUS, listed nine developments in Bacalar among more than 67 it considered irregular across the state, mostly for marketing lots without the required state and municipal permits. Its public registry continues to add entries in the Bacalar area in 2026.

Ownext's Bacalar lagoon lots (MZ 50) sit at Calle 30 and Boulevard Costero, one block from the lagoon: 16 residential lots of 969–1,071 m², each with its own deed and predial account, at MX$750,000 per lot. Our guide to buying land in Bacalar covers title, zoning and lagoon-frontage checks in more depth.

Tulum and its new airport

Tulum received two pieces of infrastructure at once. The Felipe Carrillo Puerto International Airport opened on 1 December 2023, and the train now stops both in the town and at the airport. The airport handled 1,233,459 passengers in 2024 and 1,244,661 in 2025, growth of 0.9%, according to Grupo Mundo Maya, the military-owned company that runs it. One local outlet put that at about 22.6% of installed capacity.

The trend has since turned. Figures from the federal aviation agency, AFAC, show 366,000 passengers from January to April 2026, with international traffic down 34% in the first quarter. Aeroméxico was reported in September 2026 to be ending its Tulum service from October. Cancún's airport, the region's main gateway, was also down 5.9% for January to September 2026.

At the same time, housing supply outran demand. An InfoHabitat analysis built on Softec and federal tourism data, reported in July 2026, found units under construction in Tulum rose from 1,466 in 2017 to 13,266 in 2023, while annual sales fell from 3,487 in 2023 to 1,711 in 2025.

Planning is also unsettled. Tulum's council approved a new urban development programme in September 2024, then voted in 2025 to set it aside until a local ecological zoning plan is finished. The 2006–2030 programme and the partial programme for the southern polygon remain in force. Buyers in Tulum should read the Tulum pre-sale due diligence checklist before committing to any off-plan unit, including our own Casa Selva Alta, a house in Región 15 that is in pre-sale and 40% built.

Land along the highway corridor

Between stations, the train does not give access to land. Value on the corridor still comes from the fundamentals: frontage on Federal Highway 307, which links Cancún and Chetumal, legal access, titled ownership, utilities and a land use that permits what you intend to build. A station some distance down the road is a background factor, not a substitute for any of these.

Freight may matter more to corridor land than tourism. The train's director acknowledged in May 2025 that passenger service alone will not cover costs and that freight is the route to financial balance, though not before 2030. Expropriation decrees for freight works on Quintana Roo ejidos have also been published. Logistics, warehousing and service uses near future freight infrastructure may benefit before resort uses do, but the timetable is the operator's, not the buyer's.

Title is the other filter. Much land along the corridor is ejido, and SEDETUS warned as early as 2021 that sellers were using the train to market plots without land use, services or environmental approvals. Titled reserves with clear frontage are the exception, which is part of their value. Ownext's federal-highway reserve in Bacalar, between the Federal Highway and the lagoon, is titled land with 350 m of highway frontage, offered as ten 1-ha lots at MX$5,000,000 each (MX$50,000,000 for all ten), sold individually or together. For the northern end of the corridor, see our Cancún land investment guide, and for commercial plots near the Playa del Carmen station area, our guide to commercial land in Playa del Carmen.

Risks and how long to allow

  • Subsidy dependence. Approved figures for 2026 put about 96% of the train's budget in government subsidies and fiscal support, and the company reported an operating loss of MX$867 million for April to June 2026. Service levels depend on continued federal funding.
  • Tourism cycles. 2026 has been weak for Tulum and softer for Cancún. A station is worth more in a growing market than in a contracting one.
  • Planning change. The state announced in August 2026 that it will renew municipal urban development programmes, and officials said some projects have stalled because landowners are asking too much. Zoning can move in either direction.
  • Title and permits. Station-area land attracts irregular subdivisions. Confirm registration, liens and land use with a notario público or an independent lawyer before paying anything.

On timing, the operator's own horizon is a useful anchor: it does not expect the freight business, its route to break-even, before 2030. A purchase justified mainly by the train should be planned to hold beyond that date, and should still make sense if the train's role turns out to be modest. Land that is attractive on its own fundamentals, with the railway as a supporting factor, is the more defensible position.

Questions investors ask

Which Maya Train stations are in Quintana Roo?

Nuevo Xcán, Leona Vicario, Cancún Aeropuerto, Puerto Morelos, Playa del Carmen, Tulum, Tulum Aeropuerto, Felipe Carrillo Puerto, Limones–Chacchoben, Bacalar, Chetumal Aeropuerto and Nicolás Bravo (Kohunlich). The full circuit opened on 15 December 2024.

Has the Maya Train raised land prices?

There is no public land-price index for the station towns, so a specific train premium cannot be measured. The official SHF index shows Quintana Roo home values rising faster than the national average, but the state led that table before the railway existed.

Is Bacalar land a good Maya Train play?

Bacalar has a station and a long record of rising land values, but much of that predates the train. Lagoon water quality, environmental scrutiny and irregular subdivisions are real risks, so title and permits matter more than proximity to the station.

How busy is the Maya Train?

El Universal reported about 1.5 million passengers between December 2023 and August 2025, roughly 2,474 a day against a target of 8,200. The operator relies heavily on federal subsidies.

How long should I plan to hold land bought because of the train?

The operator does not expect freight, its route to break-even, before 2030. A purchase justified mainly by the train should be planned to hold beyond that and should still make sense on its own fundamentals.
